Renting process

Arranging a viewing

Start your property search by taking a look at our current properties available on our website. Once you have seen a property that you are interested, call DLM Property Management Ltd and we will arrange a suitable time for you to view the property. The majority of our viewings take place during the working week, however, we can offer some flexibility in evenings and weekends when requested.

During the viewing

During the viewing, our team will answer any questions you might have and talk you through the next steps should you be interested in taking the rental property. The application fee should be paid after viewing to secure the property and we will then send you an email with an application link to be filled in, in order for us to be able to reference you.

Referencing criteria:

Reference checks are imperative an they make sure that you are a suitable tenant and have enough income to support the rent payable per month. During referencing you can expect that that employment and Landlord references will also be obtained. At DLM we wish to make you aware that if you fail any of the necessary checks, you may not be considered for the property. You can see a referencing checklist below:

  • Three years' address history
  • Employment details, salary, position/contract, length of service
  • If self-employed evidence of the last three years' account details
  • Current landlord details, will the landlord let to you in the future, have you paid your rent on time, has there been any damage
  • Your bank account details
  • Proof of identification ie to see original passport, driving license photo card
  • Proof of address ie utility bill, bank statement dated within last three months

Once we have received your final report we will notify you and discuss with you what date you would like to move in. You will receive an offer letter and a copy of the Tenancy Agreement and we will arrange with you a time to meet at the property for you to sign the Tenancy Agreement and receive your keys.

Tenant Deposit

We are regulated by Arla and are members of The Dispute Services (TDS) & the Deposit Protection Scheme (DPS). Once you as the tenant have paid the deposit to DLM, we will register your deposit and provide you the certificate for your records.

The deposit is held as cover for any damages that may occur and need to be repaired at the end of your tenancy and can be used towards rent arrears.

During your tenancy

Your rental property will either be managed by DLM Property Management Ltd or the Landlord who owns the property. Subject to the tenancy being managed by DLM we will carry out two inspections per year, you will have a 24/7 maintenance line, we will collect your rent payment each month and be on the end of the phone should you have any queries.

If your landlord manages the tenancy you will contact them direct about maintenance concerns and rent payments, please note you will be provided with maintenance and rent details at the point of move in.

Ending the Tenancy

You are advised to provide DLM or the landlord notice in line with the tenancy agreement terms, notice will be confirmed in writing or by email by DLM or your landlord, you will receive a check out letter advising what you will need to do before surrendering the property back to DLM or the landlord. We ask that you be cooperative during the notice period and allow DLM or the landlord access to carry out viewings subject to you receiving relevant notice of any viewings.
